Your daily drive

Which trips matter—work in Knoxville, Oak Ridge or Maryville, regular appointments, or everyday errands? Try the routes at the times you'd normally drive them instead of judging the home by mileage alone. TDOT SmartWay can help you check highway traffic and construction.

Schools for that address

For a Knox County address, use the school-zone search linked by Knox County Schools. For an address outside Knox County, confirm with the relevant school district. A neighborhood name isn't a school assignment.

Utilities and fire service

Farragut's new-resident page lists separate utility providers and subscription fire protection. Confirm which providers serve the home and ask about current charges. For each home, confirm public sewer versus septic and public water versus a well. Where applicable, ask for available septic or well records and discuss any inspection questions with the appropriate professional.

Layout, maintenance and HOA documents

Look beyond bedroom count. Consider stairs, driveway slope, storage, maintenance and how the rooms connect. Where present, ask your inspector about drainage concerns and retaining walls. If the home has a homeowners association (HOA), ask for its rules and fees. Bring questions about the home's condition to your inspector.

From home search to closing

    Plan your search

    Talk with an agent about the homes you want to see and when you hope to move. Before touring, discuss how the agent would represent you and work with you. Take financing questions to your lender.

  2. 02

    Prepare an offer

    When you find a home, discuss recent sales of similar homes, your offer price and the proposed closing date with your agent. Ask your agent which contract terms and deadlines you would need to track before closing.

  3. 03

    Get ready to close

    Once you're under contract, confirm contract deadlines with your agent, inspection timing with your inspector and financing deadlines with your lender. Check the closing arrangements and when you can move in.
