Listing details for 308 Mcreynolds Rd Lot 2, Friendsville, TN 37737 : The Reserve at Marblegate Farm is a private estate, lake lot community, offering unprecedented views and frontage on an inlet off Ft. Loudon Lake in Friendsville, Tennessee; almost equidistant to Knoxville, Maryville, and Lenoir City. This peninsula, almost completely surrounded by water, contains only six, five-acre estate lots, nestled within and buffered by the 100+ acre conservation easement. Though it offers an exclusive ''get away'' lifestyle, The Reserve is close in proximity to urban centers, McGhee Tyson Regional Airport, University of Tennessee sports stadiums, Knoxville Smokies Minor League Baseball, and the Great Smoky Mountains National Park. The Marblegate Farm peninsula sits approximately one half mile off the main channel of the Tennessee River making navigation possible by boat to many marinas, Downtown Knoxville, and the University of Tennessee Football Stadium, home of the Vol Navy. Great development emphasis has been placed on creating a one-of-a-kind experience for Reserve living. The five-acre lots are separated by the natural grasses of the conservation easement, and most are separated by tree lines or variation in topography offering distinct privacy between lots. Each dockable lot has approximately 500 feet of lake frontage with easements along the waterfront so homeowners have the option of maintaining their own shoreline. This property is truly one of a kind in the east Tennessee region. For more information, go to: https://www.thereserveatmarblegate.com
